Homeowner move planning

3. Sell Your House and Move to Thailand

Selling your house and moving to Thailand: what does the move do to your money?

Start with a scenario—not a promise that selling is right for you. A home sale can create liquidity, but it can also create transaction costs, a gap in housing, tax questions, and a need to rebuild a monthly plan in Thailand. MoveMoney helps organize the numbers you enter; it does not tell you whether to sell, keep, or rent the property.

Step 1: calculate gross equity—not proceeds

Estimated home value
minus first mortgage payoff
minus HELOC, second mortgage, and other entered liens
= gross equity

Gross equity is not cash available after a sale. Keep estimated net sale proceeds as a separate editable calculation.

Step 2: create an editable net-sale worksheet

Do not use a single national selling-cost percentage. Costs vary by property, location, agreement, timing, title/escrow practice, concessions, repairs, and loan payoff details.

Seller concessionsYour scenarioNot every transaction has them.
Repairs, staging, moving, prepYour quotesKeep separate from the Thailand move budget.
Other transaction costsYour estimateAvoid hiding unknowns in a percentage.
Estimated net sale proceedsSale price − entered costsEstimate—not a settlement statement.

Step 3: subtract the actual move-in plan

After you estimate net sale proceeds, subtract your separate Thailand move-in total:

  • flights, baggage, and temporary stay
  • rent deposit and advance rent or other housing cash requirement
  • shipping, storage, pet relocation, and travel insurance where relevant
  • official visa fees and separately quoted professional help
  • initial setup and a user-defined reserve

The remainder is modeled liquidity after sale and move setup, not a retirement recommendation, investment recommendation, or assurance of affordability.

Step 4: compare the three homeowner paths

ScenarioLiquidity questionMonthly cash-flow questionComplexity to investigate
Sell U.S. home + moveWhat remains after sale and move-in cash? What does Thailand life cost after sale?Sale timing, tax review, insurance, reinvestment decisions
Keep U.S. home + moveHow much cash is tied up?Can you cover both homes and travel?Vacancy, maintenance, property manager, insurance, tax review
Rent U.S. home + moveWhat reserve is still needed?Does entered net rent cover the real carrying costs?Lease, vacancy, repairs, local rules, management, tax review

MoveMoney should show the trade-offs. It should not label one choice universally better.

Las Vegas and Southern Nevada homeowners

If your property is in Las Vegas, Summerlin, Henderson, North Las Vegas, or the applicable Southern Nevada service area, build your first model with your own value and payoff assumptions. Then, if you want a more accurate local sale discussion, use a relevant Scofield Group seller resource—not a generic national page.

Thailand housing after sale: avoid replacing one asset with a vague number

If you will rent first, use an actual target rent and include the typical upfront lease cash in your model. BAANLYY’s Bangkok rental guide reports that a standard one-year Bangkok lease commonly involves two months’ security deposit plus one month’s rent in advance; terms and inclusions must be confirmed in writing. Use its Bangkok research to explore areas and housing assumptions, then replace guide ranges with an actual selected property before committing.

Questions to take to qualified professionals

  • What is the current payoff amount and valid-through date for each loan?
  • Which sale costs are supported by your written agreement or local quote?
  • What are the U.S., state, and Thailand tax questions triggered by your plan?
  • Which insurance, title, estate, residency, or cross-border-banking decisions need professional review?
  • If you retain or rent the home, what costs continue during vacancy or repairs?

FAQ

Can I use home equity to fund a Thailand move?

You can model the cash that may remain after entered payoff and sale-cost assumptions, then subtract the one-time move plan. Whether and how to use equity is a personal financial and legal decision that needs qualified advice.

How long will my equity last in Thailand?

MoveMoney can show available modeled capital divided by a modeled monthly deficit as a simple mathematical equivalent. It is not a retirement projection; it excludes investment returns, inflation, taxes, emergencies, income changes, and currency movement.

Do I have to provide my address to start?

No. Start with an estimated value and payoff. Only share identifying property or contact information if you choose to request a human conversation and consent to that use.
